None of it is worth a call-out on its own, so the list grows. That’s the job I want: one visit, the whole thing crossed off. If something turns out bigger than it looked, we talk about it before I start.

Electrical and plumbing

The everyday kind: light fixtures and ceiling fans swapped, switches and outlets replaced, a dimmer that buzzes, a fixture that was never quite level. On the plumbing side — faucets, supply lines, a shower head that has given up, a running toilet, the trap under the sink that has been dripping into a bowl since spring.

Where a job crosses into panel work or re-piping, that's a licensed specialist and I'll say so.

Carpentry and tile

Doors that stick, rub, or won't latch — usually hinges and strike plates rather than the door. Trim and baseboard, interior door replacement, shelving that goes into studs and stays there, closet rods, cabinet doors brought back into line.

Tile for the size of job most tile setters won't book: a backsplash, a patched section of floor, regrouting a tub surround so the bathroom stops looking tired.

Appliance installation

Delivered is not installed. Dishwashers hooked to the supply and drain and leveled so the door shuts square, ranges set and pushed in true, washers and dryers connected with the hoses checked and the machine sitting flat so it doesn't walk.

Which is why it pays to save jobs up. One loose handle costs the same as a loose handle, a dead outlet, a running toilet and the shelf that never went up.

What happens when you call

  1. Tell me the list. “The back door sticks and there's a light out in the hall” is plenty.
  2. I'll price it on the phone. Roughly how long it sounds like, and what it should run.
  3. Pick a time. By appointment, and I'm flexible on when.
  4. Estimate before I start. If it turns out bigger than it sounded, you’ll know before I begin — not after.
